Home Sales Up, Average Price Up

Home sales are up 5.2% year-over-year, with July 2025 at 1,831 compared to 1,741 last July. Sales are up for single and multi-family homes, but down for condos.

  • Single families: 1,495  (2024) |1,569 (2025) 
  • Condominiums: 174 (2024) | 171 (2025) 
  • Multi-families: 72 (2024) | 91 (2025) 

Average sale price increased 1.5% year-over-year, now at $521,478 compared to $513,758 in July 2024. Prices increased for single-family homes, but decreased for condos and multi-family homes.

Homes Listed For Sale:

The number of homes listed is up by 8.2% when compared to July 2024.

Pending Home Sales:

The number of homes placed under contract is down by 14.7% when compared to July 2024.

What’s Happening in the Market?
  • In July 2025, national home sales increased by 2%.  Likewise, Massachusetts home sales increased by 5.2%.
  • Mortgage News Daily shared that July mortgage rates settled around 6.75%. By mid-August, they had eased to 6.53%—the lowest since October 2024—giving buyers some much-needed relief and added affordability.
